Case Study:
SpacePlan Methods in Action: Total Cost Reduction and Risk Mitigation for CFR Line Group
Executive Summary:
Total cost is a distinctively different metric to project price and ultimately, what the SpacePlan team focus on driving down for our clients. Our clients measure success not by sticker price but by risk eliminated, safety guaranteed, and total cost of ownership driven down. When CFR Line Group needed to relocate from multiple tenancies to a consolidated 6,500 sqm facility what they sought was a partner to deliver a comprehensive bespoke solution that delivered the best overall return on investment. For CFR Line Group, minimising project cost meant reusing existing racking systems and staying operational.
SpacePlan was uniquely positioned to provide this solution. The level of planning required exceeded conventional providers and the installation requirements were within our capabilities to safely deliver.
The Risk Profile:
- Operational Exposure: Any downtime translates directly into lost revenue and strained customer relationships. Project delays could lead in fines for lease extension.
- Safety & Reputation: Carpet racking is inherently difficult to work with. With massive sheets of board and storage heights of up to 11m, risk management was front of mind. Any incident onsite not only risked injuries to personnel but could close the site.
- Total Cost Impact: Beyond rental and fit-out fees, hidden costs lurk in rework, safety non-compliance, inefficient layouts, and rushed timelines.
Planning in Action:
Delivering successful project outcomes for CFR Line Group required our planning team to go much further in detail that most projects. Of the outcomes we achieved, eliminating downtime, asset reuse, and the safety record provided the most value for our client.
Measurable Outcomes
- Zero Downtime: Operations never paused.
This was a complex component that required thorough planning. Reusing existing racking systems required close communication with the client to ensure that stock was cleared first, components were dismantled in the order they would be reused, and site safety was maintained.
- 95% Asset Reuse: Avoided six-figure racking replacement costs.
Although most racking systems are modular, the carpet racking we were relocating for this client had a mix of two systems, a range of top/mid/bottom weld beams, and custom-size shelf boards. Reuse was more than just a matter of dismantling and re-installing. Our planning team had to audit the range of components and determine the best order of which to dismantle and relocate so that the right components were available at the right time.
- Safety Perfection: Zero incidents.
Dismantling and installing carpet racking at 6m deep and 11m high provides significant operational risk. Operating at a live site meant there was no room for error. Practically this required careful resource management, suitable lifting and handling equipment, and a commitment to safety and professionalism at every levels of our team.
